We have been digesting the numbers from last month for Midtown's popular neighborhood Brentwood. If you've been following my blog past months, October looks like we took a sharpe dip in values....HOWEVER, the devil is in the details. Of the sales last month, only 1 home toped the $1M mark. A majority of the homes were sales that went to developers, including my listing at 6107 Grover Ave. There were no new construction sales last month, or many larger homes which traditional push the averages higher.

Looking at the pending units right now heading into November, I would anticipate an upward trend over October's numbers. We have a few pending new construction sales that should wrap up this month, but with construction delays might fall into December. In my talks with many of the builders active in Brentwood, many are working hard to deliver new product to hungry buyers in the Spring of 2022!
